The Rudnick Estates project represents an intensive entitlement planning engagement focused on resolving long-standing subdivision obligations and aligning the project for successful transition to future development. Wagstaff + Rogers Architects worked closely with the owner, geotechnical consultants, and the City of Novato to clarify outstanding punch list items, confirm historic improvements, and establish a clear path toward acceptance of completed infrastructure.
This project involved a detailed review of the City’s deficiency letters and historical punch list from 2014, when WRA firs worked on the project, separating tasks that could be resolved now versus those better positioned for a future developer to complete. Key components of the approach included coordination with geotechnical engineers to verify slide repair work and pavement structural requirements, proactive communication with City staff, and the development of a comprehensive action timeline and responsibilities matrix.
By systematically identifying acceptance criteria, documenting completed versus outstanding work, and structuring next steps for stakeholders, our team helped streamline the entitlement close-out phase positioning Rudnick Estates for a smoother transition into future design and construction phases.
